Don't Forget Your Local Legal Resource
One way that you can facilitate the process of your remodeling project is to research what's required before you start. And a good place to start is your local permit office. Regardless of how large or small you think your remodeling project is, you'll do yourself a tremendous favor by visiting (or calling) your permit office and finding out if your project requires building permit.
In some states, any project that costs over five hundred dollars requires a building permit even if that project is inside the home - even if you do the project yourself! State regulations vary as well as city or county regulations vary so to stay within the laws, find out what's required first. Otherwise you might find yourself stopping the construction of your remodeling project, paying high fines, paying twice the amount of a building permit, and/or tearing down what you've worked so hard to build.

You may be of the opinion that you don’t need a real estate
agent and that using one will add to the cost of buying your
new home.
The fact is that a real estate agent’s fees are typically paid
by the seller of the home. So, as a buyer, you can get the
services of a professional real estate agent without having to
directly pay for it. Please confirm this in any paperwork or
contracts that a real estate agent may provide because policies
vary greatly by state and company. Be sure to ask about fees
when you interview agents.
Most real estate agents may work with buyers and sellers but
often they specialize in working with one or the other. Make
sure the agent that you choose has experience working with
buyers and with no down payment transactions.

You should also try to get an idea of these factors while you

investors lose money buying houses that just don't turn a
profit. If you want to get started investing in real estate by
fixing and flipping houses, you'll want to know what to type of
property to buy.
Three Tips to Help You Find the Ideal Fixer
1. Learn Your Market
Your first task, exploring your market, helps you know a
bargain house when you see one. Look at houses for sale in your
area. Keep track of sales and how long the houses take to sell.
Ask about the terms of these sales because this helps you
understand how sellers market their property. For instance, if
a seller paid closing costs for the buyer, did the price rise
from the listed price accordingly? Or, did the seller come down
on the price and pay the buyer's costs, too. Examine the sales
that sell quickly. What home features and financing options
prompted the fast sale?
Also, look at model homes. Buyer often chose resale homes
because they can't wait for a new home to be finished. But,
these buyers like the amenities found in newer homes. When you

make informed makeover choices.
2. Know When "Bad" Can Be Good
When you first start out in your real estate "fixer"
enterprise, you'll want to look for houses needing only
cosmetic work. Look for houses that just need cleaning up,
painting, and new flooring. Don't be afraid of stinky houses
that show horribly; look for fixers with peeling paint, holes
in the wall, stained carpeting, and trash in the yard.
Remember, these houses won't look good to most buyers, but that
other investors see them as gold mines. You need to use your
imagination when viewing theses homes. Try to visualize the
finished product.
3. Know When "Ugly" Means "Pass"
If the house has cat urine staining the carpet, the
sub-flooring or concrete foundation may need replacing. Dog
urine cleans up easier. If the walls have too many cracks and
bumps, you may need to hang new sheet rock or hire a
professional plaster refinisher. Look for signs of plumbing
problems such as water stains under sinks and loose flooring.
When you're new to real estate investing, always remember your
limitations. Use caution when considering houses needing
structural repairs. Some rehabbers replace walls, plumbing,
structural beams, sub-flooring, and electrical systems, but
they acquired those skills after years of experience or pay a
professional.
If you find a house with structural problems, get estimates
from reliable contractors to do the work. Experience teaches
you how to do more over time. Until then, rely on experienced
contractors to do the repairs. Take professional estimates into
account before deciding whether or not to purchase an investment
property.

Thinking About Home Improvement? Then Here's A Checklist!

Dear friends, if you are planning to improve/renovate or
refurnish your home then this article can be a very useful
guide and save your lot of time.
When it comes to home improvement, most people think that it's
has to do with painting the house from inside out and forget
about it.
But any architectural structure is much more than just walls
and ceiling. There are many systems working simultaneously
which keep the building under function.
Let's have a look at these systems one by one.
1) Structural System:
This includes the support system of the entire building, namely
foundation, columns, beams, slabs(in R.C.C structure). The most
commonly used structural systems is R.C.C. Other types include
steel and wood.
While renovating a building special attention must be given to
the structural support system. Slabs should be checked to be
leak proof. Columns and beams which are exposed to external
atmosphere must be checked for damage. R.C.C structural members
are always covered with plaster. This plaster must be without
damage.
In case of steel structures, anti-rust treatment must be
applied wherever necessary.
In case of wooden structure anti-termite treatment must be
applied wherever necessary.
2) Plumbing System:
All pipelines which carry water in and out of the structure
must be checked for leakage. The main are of possible leakage
is at the joints, hence must be carefully treated.
Water taps at the washbasins, inside bathrooms, kitchen sinks,
toilet blocks, should be checked for good and smooth operating
conditions.
3)Drainage System:
Drainage from kitchen, bathrooms, toilets should have an
unobstructed and shortest path to outside chambers. Any
clogging of these lines can cause overflowing of the chambers,
hence should be checked and cleaned.
4)Electrical Systems:
This starts with the main supply of the electricity from the
local authorities. The point of entering the main supply should
be checked for any excessive disturbance in voltage levels,
which might cause damage to electrical appliances inside.
All switch boards and switches in respective rooms should be
checked for proper and safe functioning. Security systems such
as earthing and M.C.B's should be checked for safe functioning.
5) Doors and Windows
These form an important part of any structure as far as safety
is concerned. Proper functioning of the doors and window
shutters is necessary. If your home has a security alarm system
installed, then it must be kept updated and in proper working
condition.
Door and window shutter hinges should be applied with
lubricants for smooth operations. I case of sliding doors and
windows, tracks which allow sliding should be dust free.
6) Glass Panes
All glass panes used on windows and doors should be dust free.
Any broken or cracked glass panes should be replaced
immediately.
If the building has a skylight, then it should be checked to be
leak proof and clean, to allow clear and unobstructed sunlight
in the interiors.
7) Flooring Materials
In most cases tiles are used for flooring. All tiles should be
checked for cracks and most importantly leveling.
In every home flooring has a natural slope to avoid clogging of
water if any such situation arises. Tiled flooring must be
checked at joints. Any cracks in joins must be checked with
proper bonding material.
In case of wooden flooring, extra care must be taken to keep
the flooring termite-free.
8) Wall Plaster and Wall Paint.
All external walls must be checked from outside for a proper
layer of plaster. Plaster prevents the rainwater to seep inside
the structure. If external plaster gets damaged, rain water
seeps inside causing dampening of walls.
All internal walls must be checked for scraping of paint.
8) Furniture and Carpentry Items.
All furniture items must be termite free and sturdy at the
joints. A coat of good quality wooden polish can add life to
the furniture pieces.
Other carpentry work includes door and window shutters, door
and window frames.
9) Other Accessories.
This includes small thing which matter a lot, such as all the
locking arrangement at doors, windows, towel rods in the
bathroom/wash basins, arrangement to dry washed clothes,
storage arrangements in kitchen/bathroom.
10)External Systems
This can include a solar water heater, electric pumps to push
the water from underground water tank to Overhead water tank.,
Cable TV antennas.
All these systems must be checked for proper functioning.
From the above discussion it is clear that proper functioning
of any architectural structure is dependant of many complex
systems which work simultaneously.
Hence all these must be given attention and respect. Any
building is just like a human body, with movable and stationary

In recent years, the mortgage industry has introduced dozens of
new types of loans. The needs of every borrower are different,
so the mortgage companies have tried to come up with an answer
for every problem. They’ve introduced 40-year mortgages,
promoted 15-year mortgages, and introduced the wildest array of
variable-rate mortgages imaginable. There are mortgages that
have interest rates that adjust every few months, every few
years, or just once. A recently popular product that thrives on
the East and West coasts is the interest-only mortgage, which
reduces payments by not requiring payment on the loan’s
principal for the first few years of the loan. The prospective
homebuyer could have as many as one hundred possible types of
loans to choose from when searching for a mortgage. Amidst this
huge array of loan types, one type is growing in popularity
faster than all the rest, and it may surprise you. The
fastest-growing type of mortgage in America right now is the
traditional 30-year, fixed-rate loan. Last year, only about 35%

interest rates for the market as a whole reach historic lows,
the borrower with an adjustable-rate mortgage knows that their
rate can only go up. At times like the present, when rates are
only likely to go up, converting an adjustable rate loan to a
fixed-rate loan is a smart move. First-time buyers can safely
take on a 30-year fixed-rate loan and be comfortable in the
fact that their rate will stay fairly low for the duration of
their loan.

the best. While there are still some buyers who will benefit
from adjustable-rate loans, most borrowers would do well to
lock in their loan at a fixed rate now. Historically,

Home Loans And Mortgages – Beware Of Deed Theft Scam

The average home in the United States has a value of $206,000,
a record amount. Real estate prices have been rising throughout
the country during the last five years, and homeowners have seen
the value of their property skyrocket. In California alone, the
equity in private homes has increased by more than one trillion
dollars in the last five years alone. Many homeowners do not
even realize that their home may be worth hundreds of thousands
of dollars more than they know. Unfortunately for them, a new
breed of thieves is well aware of the value of home equity, and
a scam known as “deed theft” has allowed them to steal homes
from thousands of people.
Deed theft is simple in principle. The perpetrators of deed
theft post flyers around town offering “foreclosure help.” They
seek homeowners with mortgages who may be experiencing some
temporary financial setback that threatens them with
foreclosure. It’s not uncommon for people who have been living
in their homes for years to have a sudden financial emergency
that prevents them from making their house payments. Perhaps a
job loss or illness is to blame. The economic downturn of the
last five years has left a lot of people struggling to pay
their bills, and these are the people that the deed thieves
seek. Their flyers promise to help those in danger of having
their homes taken through foreclosure. The thieves meet with
the homeowners and ask to have the title to the home
transferred to them. In exchange, the “rescuer” will promise to
pay the delinquent bills and rent the home to the victim for a
year or so at a fair price. During this time, they say, the
homeowner can save their money or pay off other bills. At the
end of that year, the victim can buy the house back from the
“rescuer.”
This seems like a friendly gesture, except that the “rescuer”
has no intention of selling the home back to the victim. Once
the title is signed over to them, they legally own the home.
They may evict the victim, sell the home, or borrow against it,
and there is little recourse for the victim, who is now nothing
more than a squatter. Many of these victims fail to realize
that they may have had hundreds of thousands of dollars in
equity in their home or that their mortgage company may have
been willing to either refinance their home or assist them in
some other way with making their payments.
This scam is currently popular across the country and
homeowners could easily avoid being victimized by simply
calling their mortgage company at the first sign of financial
struggle. Mortgage companies aren’t really interested in
foreclosure; they’d much rather get paid if at all possible.
Before accepting the “help” of strangers who post signs on
streetcorners, homeowners should start by asking help from
those with whom they are already doing business. Doing so could
not only save the homeowner money, it could save the homeowner’s
house.

Home Equity Loans – Research Your Lender Carefully

Real estate prices are rising across the country, and Americans
are tapping into their home equity like never before. Americans
took out $431 billion in home equity loans in 2004, and that
amount may increase in 2005. The reasons vary; some are using
the money for home improvement, others are using the money to
buy real estate, and some are taking reverse mortgages in order
to enjoy a better retirement. With interest rates still near
historic lows and the bull real estate market continuing, more
and more predatory lenders are entering the lending profession.
Most lenders are honest, and prospective borrowers will
probably not have any problems resulting from taking out a loan
with a national bank. On the other hand, newer, smaller, and
less honest lenders are advertising aggressively and may grab
your attention by offering terms that seem more favorable than
those offered by the larger banks. Sometimes, these terms sound
too good to be true, and they often are. Here are a few things
to watch out for when taking out a home loan:
# A promised low interest rate “disappears”, only to be
replaced with a higher figure on the contract at closing time.
The borrowers, who expected to close right then and there, feel
pressured to sign and often accept the higher interest rate.
# Previously unmentioned fees turn up on the application at
closing. Again, by presenting these previously undisclosed fees
at closing time, the borrower is pressured to sign.
# Blanks on the application form. It’s hard to believe that a
lender would present a blank form and assure the borrower that
the blanks will be filled in later, but this actually happens,
and borrowers actually sign such deals. Remember, your
signature on the form constitutes your agreement to the terms,
even if the terms are filled in later.
These problems can be avoided by taking a few simple
precautionary steps. Ask about the total fees and interest
rates ahead of time. Inform your lender that you fully expect
to see those same figures on the documents at closing, and make
it clear that you will not sign documents that state otherwise.
Make certain that you have provided honest information to the
lender. Refuse to sign any blank documents. These things may
seem obvious, but when closing approaches, borrowers tend to
get in a hurry, as they are eager to get the closing out of the
way. Borrowing against your home is not something to take
lightly; you can lose your home if you unknowingly sign a
predatory document. Take your time.

Home Equity Loans 101

A secured home loan differs from an unsecured loan in that the
secured loan borrows against one's home as collateral, thereby
reducing the risk to the lender.
As such, secured home loans often offer better interest rates
than unsecured loans, but offer higher risk to the borrower, as
defaulting on these loans can have greater consequences, such as
fines, or even possible repossession of the home originally put
up as the secured collateral (subject to the amount of the
loan, of course).
As the interest rates for secured home loans are usually
significantly lower than unsecured loans, more of the monthly
payment goes towards paying off the capital, rather than paying
the accrued interest.
The monthly payments are often more flexible in secured loans,
affording the borrower more leeway in working out a payment plan
that fits his or her needs. However, care must be taken not to
use this as justification for taking out such a loan, as it is
a financial contract between lender and borrower.
There can be a number of reasons for taking out a secured
loan, such as debt consolidation of high-interest loans,
financing for remodeling, or repayment of college or car loans.
Most lenders offering these types of loans recommend loan
repayment insurance, to guard against an inability to pay on
the loan for a time due to factors such as illness, losing a
job or other unexpected occurrences.
Before taking on a substantial loan such as a secured home
loan, a careful analysis of personal finances is in order.
Having a friend or an accountant or finance officer assist in
this process can save trouble and headaches later, as they may
bring up issues and/or expenditures unthought-of, issues such
as examining how much is spent on morning mochas at a favorite
coffee shop? An outside perspective can often help clarify
these matters so a better-informed decision can be made.

Home Equity Loans – Beware Of Appraisal Fraud

A new report by the independent Demos group has revealed what
may not be a surprise to many people – corruption is rampant in
the home appraisal industry. The bust in the dot-com market of
some five years ago has left would-be lenders with a surplus of
cash to lend. This has led to a huge boom in both mortgage and
home equity loan lending. That’s not a bad thing; a record 69%
of Americans now own their own homes. Owning a home is easier
than ever; in 2004 the average down payment was a record low of
only three percent.
So if everyone is buying a home, and loans are easier to obtain
than ever, what is the problem? The problem is that nearly 55%
of the appraisers polled in the survey said that they had been
pressured by lenders to deliver appraisals that met a “target”
value. The appraisers said that failure to meet the “target”
value resulted in either their not being paid, or not being
hired again. Since most appraisers want to keep working, they
have had a tendency to meet the target value, even if it means
that they have overestimated the value of the property. This
drives prices artificially higher and leaves many homeowners
with mortgages that may be worth more than the homes they were
meant to finance. This problem becomes acute should the owner
need to sell the home, only to discover that it isn’t worth as
much as he or she owes on it.
The worst-case scenario to result from this would be a burst in
the current real estate “bubble” and a nationwide collapse in
home values, leading to massive foreclosures. This probably
will not happen, but there are several things prospective
borrowers can do to avoid being caught in the appraisal trap:
# *Become educated about the appraisal and lending process. The
more informed you are, the less likely you are to be caught in a
scam.
# *Be aware that refinancing your home isn’t a cure to all
problems. It may seem appealing to use the equity in your home
for such uses as debt consolidation but if the result of that
is that you owe more on your home than it is worth, you
probably haven’t gained anything.
# *Be active in the appraisal process. Talk to the appraiser,
and ask to see the finished appraisal, along with the data used
to create it. Appraisals are based in part on the sales of
similar properties in your area. Check them out yourself and
compare the home you saw with the stated appraisal value.
# *Be bold. Ask your lender if they pressure their appraisers
to provide inflated values. You might not get an honest answer,
but pay attention to how they respond. You might be able to
determine if they are lying.
Ultimately, if you take out a home equity loan or a mortgage
for more than your home is worth, you are the one that suffers.
That can be easily avoided if you simply pay more attention to
the process and educate yourself about the possible pitfalls.
The last thing you want to lose is your home.
